With the real estate market swinging in the favor of buyers, it is not as easy to make a quick property sale. With some determination, some diligence, and some cooperation with a real estate agent, it is still possible to sale fast.

1. Don't expect to make a huge (or any) profit. The more you need a quick property sale, the less you will probably get for the property. Be willing to negotiate on the asking price.

2. Communicate with your real estate agent from the beginning. It may be that more sales tactics can be tackled all at once, but it may mean paying a higher commission.

3. Hit the sale from all sides. Work the "for sale by owner" angle. Even if you make the sale, you will probably have to pay the real estate agent. The more eyes that can see your property then the more likely you are to make a quick property sale.

4. Offer incentives for a quick property sale. Put in your listing that the sales agent will get a bonus if the property closes by a particular day. Or offer the buyer a cash back bonus if the closing happens according to your time line. People love to feel like they are getting something special in the deal.

5. Talk to friends and family BEFORE you decide to list the property with an agent. It may be that the perfect buyer is right under your nose. Being able to keep out the real estate agent would save the commission. However, if you are going to have to go through the hassle of advertising AND you want to make a quick property sale then a real estate agent is the right direction. It will be worth it to you in the end.

The real estate market may have take a down turn in the last few years, but that doesn't keep you from making a quick property sale. Be aware that the quicker the sale needs to be, the less you may get for the property and you should be just fine.
