Mortgage Defaults Are at All Time Highs! Home Prices Are Crashing! No More Easy Mortgages! No Doubt you’ve seen these stories in the paper and many like them. It appears like there is nothing but more and more bad news daily about the real estate market. However, one difference that tells the successful real estate investor, the real estate "heavyweight", from the small timer is his or her ability to stop looking at the market like a passive participant and start seeing where the new opportunities are. And let me tell you, there are untold numbers of opportunities in this new real estate bubble!

"But," pessimists say "the real estate bubble burst already!" Yes, values topped out and then fell, banks are getting stingy with funding and the availability of pre approved buyers has shrunk. You're right, THAT bubble HAS burst. But like the fabled phoenix from the fire a NEW realm of investing has been produced, and it’s filled with opportunities if you know how to look for them!

So where is the opportunity in the current market?

Well, consider what the current scenario looks like. On one side, sellers are seeing their house prices shrinking while at the same time they are trying to contend in a market that is already full with empty homes. On the other side, buyers are discovering that the fast and loose of zero down payment loans and easy application processes are gone, FOREVER. The situation is, sellers can’t sell, and buyers can’t buy.

That’s where you inject yourself into the mix; the real estate investor! With the current market full with properties for sale, you are in a much stronger position to talk terms with the seller to buy or take over existing loans. With the banks not lending money as readily, you then have a extensive pool of willing buyers who have a down payment, can make the payments, but just can’t get a loan. This is the perfect position for those who know how to offer and structure creative seller financing.

This volitile market is providing investors an opportunity that doesn’t come along often. The naysayers, the investors who won't think "outside the box" will see this opportunity pass by. But the real estate heavyweight will be smart to grab this opportunity and grow quickly. The key to taking advantage of this opportunity is to constantly keep expanding your knowledge and know how to change your business to adjust to the changing market.
