With so much interest every day about overseas property investment, with so much talk in the media about where the next property hotspot is it can be easy to get caught up in the hype. The investment could be in Africa, China, India, or Spain it doesn't matter, one of the most important factors is that the investor take due diligence over their purchase.

Most people buying an overseas property investment use an agent. It is important to work with an agent who has good experience of the market you are investing in and an agent who has done some good thorough research on the property you are investing in. Try to do your own research on the agent to see if they are reputable.

Purchasing an overseas property investment through an agent is not always the path people take, many people will go straight to a developer. The same is true if you are buying through a developer. Always do your research, look to see how long the developer has been in business, have they completed other projects that have sold well. People will tell you different things but investors need to undertake their own research.

Another important factor is to work with a good reputable lawyer who can offer you independent advice and guidance about the property you are buying. This is an extremely important fact when making an overseas property investment. If the contract to buy the property is in a foreign language then this is all the more important.

When you are making an overseas property investment it is a huge decision, you are spending a lot of money on a property in another country that you may not have much knowledge about. You need your agent to give you all the research, and knowledge you need, if your agent does not provide you with this then it would be an idea to find another agent or if you have the time do the research yourself.

Overseas property investing can be a very lucrative form of making an investment especially with so many emerging markets currently offering potential. It is important however for the investor to always take care whenever they commit to such a large investment.
