Are you thinking of listing your home for sale? Great! The real estate market here in Canada has managed to stay strong despite surrounding economic hardships. On the listing contract there are many details that are included. When listing your home the most important detail you should be concerned with is the price. Having a basic idea of what your home is worth is a great start. Most people keep track of surrounding home sales in their neighbourhood. Market value should be your goal when selling your home. Listing both too high and too low has negative consequences.

A home does not include un-attached fixtures. For example: washers, dryers, fridge, stove, hot tub and so on. But for the most part home sellers elect to include all of these items as part of the home. This must be listed in your listing agreement with the realtor and explained in full.

There might be some items within the home that holds a certain amount of value. If you have a chandelier given by your family and you wish to take it with you, tell your realtor. This needs to be listed as a fixture not included in the sale of your home. Normally a buyer would expect this item to be sold with the home. So it is important to make a clear communication with all buyers that this item is not included with the purchase of the home. Consider writing a note on the Multiple Listing Service, listing.
Real estate commission varies from area to area. Commission is usually a percentage that is negotiable. Before your home is listed there will be a commission structure worked out with you and your realtor. This cost is not due up front and only payable when the funds of the home are being transferred to the buyer.

Selling your home is a very big decision. Always surround yourself with a team of professionals in the industry that have reliable advice to give. Trust is a big issue so make sure your network of real estate professionals are ethical and responsible.
