Home buyers looking for newer houses on James Island, SC will find that there are far more older homes to choose from compared to newer ones. Although the selection of new homes is smaller, there are still quite a few good communities for buyers to consider. We’ve included a list of some of the newest communities on James Island so that buyers can get a sense of what’s available in the area.

Jamestowne Village is known for its Charleston style houses. These were built from 2002 to 2004, and current prices range from $270,000 to $290,000.

Ocean Neighbors is one of the closest communities to Folly Beach with newer homes. Built from 1999 to 2005, these homes range in price from $290,000 to $425,000.

Lawton Harbor was built from 2002 to 2004. Prices right now are from $310K to $350K, so it does not have as big a range in price compared to other newer communities.

Westfield Place has some of the newest homes on James Island. There are not as many to choose from right now since most of the owners haven’t resold them – but prices are going now $320,000-420,000. It was built in 2006 and 2007, and it also has townhouses.

Seaside Plantation has a mix of new houses built in 2007 along with homes built in the early 1990s. It’s one of the largest communities on James Island, so there is a relatively large range of prices and styles for newer homes. Right now prices go from $230,000 to $3.5 million.

Cloudbreak Court has a smaller price range - $460-500K. These were mostly built in 2007. This is a very small community – all of the homes are along one street.

Woodward Pointe is one of our very favorite communities on James Island. These homes were built from 2001 to 2008, and there is a good range of styles. Many of these houses have brick exteriors, and buyers are always impressed with this neighborhood. Current prices range from $500-680K.
