After you have met with your listing agent and discussed all of the paper work, it’s time to get started with marketing. Your agent will most likely hold an open house to help promote your property. An open house is like a neighbourhood announcement. Because people are sometimes nosy, a lot of neighbours will take advantage of the opportunity and visit the listed home. Sometimes a neighbour has a friend that may be searching for the right home next to their friend. This word of mouth advertising is very effective.

Although very few homes are actually purchased from holding an open house, it is still a valuable tool today. One reason why realtors hold an open house is to promote their listing services to the neighbourhood. This strategy is known as “farming”. If you feel that holding an open house is absolutely necessary, your agent may ask another realtor to host the event.

One of the most important tools in selling your home is the process of selling your home to other realtors. This can be done by emailing them a new listing notification, placing flyers in mailboxes and holding agent walk through tours. This is where the Multiple Listing Service holds such high value to the sale of your home.

The MLS is viewable by all realtors associated with their designated real estate boards. Detailed information about your property is posted on the MLS for all agents to see. Photos along with verbal descriptions help to sell your home. A special spot for comment is allotted where an agent can state when and what time the open house will be taking place.

The purpose of having your home listed with MLS is to expand the number of employees working on selling your home. Because buyer’s agents are working hard for their clients, you make it easy on them by listing on the MLS for everyone to clearly see.

If you’re thinking of selling you should interview local realtors that specialise in selling. Many people think all agents are the same in that they can assist with the sale or purchase of your home. The truth is that many agents choose one or the other. Investigate local realtors that have a professional and educated approach to selling your home.
