Park West Condos in Mt. Pleasant, SC

Park West is one of the hottest communities for the condo market right now in Charleston. Although I recommend looking at other neighborhoods, too, Park West should definitely be on your list of communities to visit if you’re considering buying a condo. After working with several buyers who have chosen Park West out of the many communities in Charleston, I have put together some information about these condos.

1) Price: Park West has two subsections with condos. Madison at Park West has more affordable condos, with prices starting at $110K for 1 bed and 1 bath. You can get a 3 bedroom condo with 2 baths for $200K. For a newer condo this close to downtown and the beaches, you won’t find a better price than this! The Battery is the other Park West condo community, and their prices are starting right now around $140,000 for 1 bed/1 bath. Two bedroom units are starting around $160K.

2) Location: Park West is tucked away on Highway 17 in Mt. Pleasant. It’s about 10 minutes from the beaches, Isle of Palms and Sullivan’s Island. Downtown Charleston is about a 15 minute drive. Towne Center, which has shopping, restaurants, and a movie theater, is just a 5 minute drive. So, it has a great location!

3) Amenities: Park West has excellent amenities, including a pool, club house, fitness center, tennis courts, and a play park. All residents can use these general Park West facilities. However, The Battery also has a dog washing area, a very nice outdoor kitchen with an oyster pit, and an elevator in every building.

4) Regime fees: It’s always a good idea to find out what a condo community’s monthly regime fees are. Depending on which floor plan you choose, The Battery’s regimes range from $160 to $242 per month. Units with a garage have an additional regime of $12 per month. Madison’s regimes range from $190 to $284 monthly. The garage fee for Madison is $15 per month. These are the regime costs for this past year. I’m not sure if they’ll be going up for 2009. So, it would be a good idea to get these confirmed if you decide to buy a condo in Park West.

If you’re wanting to compare Park West’s condos to others in the area, I would also take a look at Cambridge Lakes, Charleston National, Dunes West, Seaside Farms, and Southampton Pointe. These are the most comparable condo communities to Park West, and home buyers tend to also like these neighborhoods.
