Things You Must Do When Selling Your Home In BC

Everyone’s number one goal is to get the maximum value out of their property here in British Columbia. This trend has lasted the last 10 years and experts expect the trend to continue here in Vancouver, Abbotsford, Coquitlam, Burnaby, Surrey, Delta, North Van, East Van, West Van and all other city’s here in BC. Marketing is always the key

So how can we get the most for your home? Well first things first we need to look at how we are viewing the situation. Do call your home a home. Instead, call your home a house. Distance yourself from your home and look at your house like any other consumer product. Marketing will be a big factor to the sale of your house, but it isn’t as effective when there are personal possessions inside.

Walk though your home as if you were a 3rd person. Take an objective look through your home and see what could be improved upon. Don’t look for reasons to spend money but look for practical solutions to problems. If there is pealed paint, stains or small cracks in the walls, get them repaired. It will be difficult for most people to detach themselves emotionally from the home. You could consider enlisting the help of your friend.

Consider laying down a fresh coat of paint. Bright and flashy colours may be great for your home. However, these colours often times make the buyer feel rushed. A recommended style is earth tones that calm the buyer. You will be amazed at how a new coat of paint will really brighten up the place. Give your home a cleaning from top to bottom and remove the clutter as much as possible.

Would you rather have a smaller home then a bigger home? The answer should be “no”. One trick is to remove some of the furniture you’ve built up over the years. Consider renting a storage unit to place some of your furniture. Move the minimal amount of furniture you have left up against the wall and clean up the clutter. Your buyers will be much more responsive.
A buyer will usually have a home inspection done on the property for sale. If there are defects, this is a bargaining tool to reduce the price. If your home is not a “fixer upper” then you should consider getting a home inspection done yourself. This will prevent the buyer from having ammunition and also helps to relieve the buyer of any potential problems with the home in the future. Home inspections are $200-$300 dollars here in BC.

Planning and effort will pay out well for your sale if it’s done right. Hire a real estate agent that has the tools to get the job done. Some realtors will know a lot of these tips, and some will not. Be careful who you choose to represent your home.
