OK, here's the situation. You have already purchased your next home, yet still have to sell your current home. But you have run across the concern that empty homes don't show very well and are difficult to properly stage. There are essentially two options available to people in this situation: focus on the home's exterior and do as much as possible to make the outside as amazing as possible.

One of the most important aspects of staging a home is ensuring that the exterior and yard create a welcoming atmosphere for potential buyers. Its going to be a chore to do this is the yard is unkempt and cluttered, the outside of the home is dirty with old peeling paint, and the garden looks like something out of an amazon movie.

If you’ve been dreaming of starting a home staging business but are hesitant to quit your job to do so in this recessed economy, you should consider a few things. For starters, all you have to do is turn on the news to know there’s no such thing as job security anymore. Even if you currently have a job, it’s not a bad idea to set up your home staging business on the side!

If it hasn't already happened during your career as a home stager, you might one day be asked by a homeowner if you'll conduct your consultation even though they can't be there. Even if they say they'll have a check there waiting for you, you should always insist someone be there when you do a home staging consultation. What value is the consultation to the homeowner if they're not there to hear it? How will they understand what you plan to do?

Does your home have its best look to it for potential homebuyers? Or, could it use a little bit of sprucing up, some TLC, even the touch of an expert? If so, a home staging professional could help you to successfully sell your home quicker and for more money.

If you’re considering a career in home staging, you could be heading towards a bright future with many amazing opportunities. Even if the idea is still being tossed around inside your head, there’s plenty you can be doing now to help set yourself up for success if and when you decide to take the plunge and follow your passion.

Do you make it a regular practice to follow up with your clients after staging their homes? Hopefully you're not waiting for them to get back to you to tell you about the results your work achieved. Think about it, how many times have you yourself just never gotten around to dropping that Thank You note in the mail?

I was chatting with a friend recently who happens to be in the market for a new home. She thought of me when she did a drive-by of a property she saw online, in the rural area where she lives. It was the perfect location for her family and it was surrounded by attractive homes but there was a huge "Keep Out" sign on the actual house itself. The second thing my friend noticed was a black and yellow "No Trespassing" sign on a post in the yard and another one nailed to a tree along the driveway.

"Oh, St. Joseph, guardian of household needs, we know you don't like to be upside down in the ground, but the sooner escrow closes the sooner we will dig you up and put you in a place of honor in our new home. Please bring us an acceptable offer (or any offer!) and help sustain our faith in the real estate market." According to FishEaters.com, that's one version of the popular prayer offered up by home sellers after burying a statue of St. Joseph, hoping for a quicker sale.

If your brick, stone, or concrete areas are stained with oil or grease try using some dish detergent into the stain with a bristle brush first before you wet it; vinegar can be used to remove rust stains. Take the time to work all the stains out of the materials that you can; if some stains are particularly stubborn you may need to use harsher chemical means.

The Staging Diva Home Staging Business Training Program scheduled for February 2008 offers a new career opportunity for individuals with a talent for decorating and creativity.

Becoming a home stager was a natural evolution for Debbie Fiskum who worked with her husband doing "fix n flips" and rentals in Denver, Colorado before taking the Staging Diva Home Staging Business Training Program and starting her business, Perfect Home Staging Denver. It didn't take long for Debbie to learn that there was a future in home staging because through successful staging projects she was steadily educating her market that staging works.

Staging your home is a very important step in the selling process. Now, under the best circumstances you should be able to stage your home and yard in good weather during the spring and summer months. Unfortunately that is not always the case. Sometimes it is necessary to stage your home in more adverse weather conditions.

There is no two ways about it, when your home is listed on any real estate market is is directly competing with the other homes that are listed in the area. It is up to you as the owner to ensure that your home shows in a way that is beneficial to the sale and takes full advantage of any special assets that your home has.

Your home staging services shouldn't be seen by you (or your prospective clients) as a commodity. That's why the goal of your home staging website is to educate and build interest around your services so someone is intrigued enough to call you for more information.

Some home stagers mistakenly believe they need to carry their own furniture inventory because they live in a small town where there isn’t a large furniture rental company. Unfortunately, many of these stagers end up broke and out of business with nothing but truckloads of furniture and a pile of debt.

Becoming a home stager doesn't mean you have to get yourself into credit card debt stocking up on art, accessories, towels and bedding. If you've been putting off your desire to learn home staging because you're not prepared for these expenses, you should know you have other options. When it comes to accessories, towels and bedding - those types of things - when I need to purchase them for a client, I use their money and everything ends up belonging to my clients.

If a career in home staging is what your future holds, there are many opportunities ahead for you and there’s no better time to start preparing than today. In part one of this article series, aspiring home stagers were given the first two steps they can take now, towards starting their businesses; determining if home staging is the right career for them, and thinking up a name. The following are three additional steps that can be taken immediately to help build a profitable home staging business...

If there was ever an ideal spot to stage a home then the California Coast is it! Staging a home in beautiful weather that lasts for the entire year makes the job that much easier. Having to deal with foul weather when staging your home for sale can cause a number of issues, especially if there is snow involved.

I get approximately five calls a week from people interested in shadowing me for a day to see how I work as a home stager. I have yet to say yes, and if you're trying to find a successful home stager to shadow before you start your own business, you're not making a good use of your time.
