So I think that when you're looking for a realtor right now, you need to have a full-time realtor working for you, and if not, because again, I wasn't one in the very beginning... at least make sure that your realtor is accessible through the day for this very reason.

If I have client who is looking to purchase a home in Vancouver, I will do some work in trying to find my client a realtor that I think that they may fit with in Vancouver. I will look up some realtors, ask some questions, look at their production level, talk about the neigbourhoods they are active in - that kind of thing. I will do some work for my client to help them connect with a Realtor in Vancouver and then usually, that realtor pays me a referral fee.

It has been in the news a lot lately - the Canadian Real Estate Association's struggle with the competition bureau. A lot of that centers around reduced commissions structures in our industry. I just thought I would weigh in on the subject a little bit, and give my two cents on commissions and how I handle them based on the fact that there's a lot of discussion out there right now amongst the general public and Realtors alike.

Developments affected by more by one than the other are in NW, NE and SE Calgary - Abbeydale, Applewood Park, Coral Springs, Marlborough Park, Montery Park, Penbrook Meadows, Pineridge and Temple in the NE, Bowness, Greenwood and Valley Ridge in the NW and Auburn Bay, Chapparal, Copperfield, Cranston, Mahogany, McKenzie Lake and Sundance in the SE.‘ These are "Second Tier" communities.

I was showing homes to a client of mine this past weekend, and we walked into a home that was filled with air-fresheners... everywhere. There must have been an air-freshener in every room in the house. Calgary Realtor shares his view on why using air-fresheners in a home that is listed for sale is a bad idea and assures current and potential clients that he will never use such.

If you are looking to buy into a particular area, you can generally find a buyer's agent who knows all about that area and can show you all the listings in a particular neighbourhood. They are also obligated to let you know about any potential problems that a home or neighbourhood might have that a seller's agent isn't obligated to tell you about.

Calgary is an exciting city and more so than usual at this time of year. The first two weeks of July are taken up by the famous Calgary Stampede. This is an amazing time to be in Calgary and the amount of things to do is astounding.

All in all, the key to finding your perfect home is to look for the best combination of affordability, features, and location in your new home so that you and your family can enjoy it for years to come; there is no point in buying a home that doesn't fit your needs or your pocketbook. Don't forget to work in partnership with your Realtor to get the best results out of your home buying adventure.

Many people, in an effort to avoid paying commissions to a Realtor, go the for sale by owner route. While this may seem like an exciting challenge to homeowners, the reality can be a little bit darker. True, real estate is an exciting market to be in, but it is also one fraught with legal complications.

So far, it looks like a steady increase in value, but with the thousands of people moving to the Calgary metropolitan area, homes are going to become more and more at a premium.‘ If one is looking for a home to add to one's financial portfolio, then it is advisable to take advantage of this opportunity and buy in the early part of the year, rather than waiting for the market to heat up in the high summer.

You are ready to spend hundreds of thousands of dollars and make a commitment for 25-35 years of your life based on the advice you receive from your real estate agent… With any luck, you will make the right decision. We are very fortunate here in Calgary, Alberta to have a professional regulatory body (RECA) in place, but is that enough to trust virtually anyone with a real estate license? The truth is that there are several levels of quality, business style and most definitely competence.

Calgary is a booming real estate town. For the last few years Calgary has seen a drastic rise in home sales as home buyers have realized the allure of living in the shadow of the Rocky Mountains. Calgary is a great place to live with no shortage of things to do, but with such a thriving real estate market the task of generating interest about your home sale becomes more important.

All in all, it's not difficult to hammer a sign into your lawn that says "Home for Sale by Owner", but actually getting your home sold this way can be a very long, drawn-out process fraught with stress and anxiety for the home owner. To alleviate a lot of the time and difficulty in getting your home sold for a fair amount and within a reasonable amount of time it is well worth paying a professional Realtor to help you get the job done properly and with as little headache as possible.

For decades, it has been the custom to host an open house for homes that you're helping clients sell, for the purpose of getting buyers to come and tour the property. An open house can be a great opportunity not only to show off a particular home, but also for you, as a Realtor, to network.

Dress Western!‘ To blend in with the rest of the city, even while you're touring luxury homes in Mount Royal, invest in a nice western style outfit.‘ This includes cowboy boots, jeans (or a jean skirt), button up long-sleeved shirt, cowboy hat and bandana.‘ You can find many of these items for a modest price (or free - see below), so don't think that you have to spend a large amount of money.

Taking a look at the state of affairs south of the border, we have seen a lot of real estate professionals getting increasingly concerned about the state of the market. The whole U.S. market seems to be drifting into a real buyer's market as prices are dropping and there simply aren't the number of buyers that there were a few years ago.

Alberta is doing great up there in the national realty listings. This year Alberta has been tipped to lead the rest of the country with an upswing in realty prices.

If I were to target this subject to somebody in the real estate industry, it's probably of benefit to new realtors coming in, but I think to anybody out there that professionally refers services, people, individuals, contacts to clients they may have. I think this is pretty important. Make sure you have a good relationship with and understand the person or business that you are referring. I referred a cleaner that I have worked with in the past to clients of mine this past week and unfortunately when we went in, when my buyer went in to take possession, the place was still really, really dirty and some basic things had been missed.
