If the sellers are not pleased with your offer, they may turn it down outright or give a counteroffer. So, let’s say that the sellers agree with all of the terms in your offer except for the price. The sellers may send your offer back with your price marked out and suggest a higher price. Or, I will give a different scenario. Let’s instead say that the sellers are pleased with your offer overall, but you asked for them to do too much – like asking for a long list of repairs to be made, making a lower offer on the price, and requesting that you sell the house you are living in now before buying the sellers’ house.

As the real estate market continues to cool, many sellers may be consider selling their home in 2007 to be a hopeless endeavor. This is not necessarily true.

In an industry where deals can change almost overnight, a good thing to think about is how to make your home offer more attractive to sellers. However you need to find a way to do this without compromising your needs as a buyer and prospective home owner.

This is a great question to ask yourself before you start looking for a new home. "Am I an appealing buyer?" Now, this has literally nothing to do with how you look or dress, what it does refer to is how appealing you are as a buyer to a seller.

So, you're thinking about selling your home, but you don't want to pay a Realtor fee to a listing agent. Even if you manage to pay as little as 2 per cent, this amount is a considerable expense when you have to add it in to all of the other costs associated with selling a home. Learn when it's a good (and not so good) idea to sell your home as a FSBO!

The bottom line for successful negotiation is: get what you want by giving sellers what they want. There are some basic rules you'll want to learn--and then follow religiously--when you enter into a negotiating situation.

When listing a new home for sale I am often asked by my sellers to have an open house for their home. Sellers are poorly educated on the open house process and what the real intention of am open house is. Open houses are designed as a tool for Realtors to show your house to potential buyers, sure but what they are really hoping for are that the buyers out there might choose them to be their list agent or buyer agent. Having an open house is not about selling the actual house you are sitting in, rather appeasing the sellers and trying to prospect for new clients. If the house you are open housing happens to sell, well that is just a positive side affect of the entire process.

OK, so you want to get into the business of online auctions. Maybe you want to sell, or maybe you are looking to buy. Either way, it doesn't have to cost you a fortune. Actually, it doesn't have to cost you anything. That's right! There are many free auction sites online to choose from.

It appears that the recent sellers market is coming to a close in much of the country, including several areas that have been hot spots in recent years.

Today we discuss escalation clauses because much of the country is experiencing an extreme "sellers' market." By that, I mean there are more buyers than there are sellers, and that results in sellers' getting more than one offer to buy their property. The seller can be picky about the terms under which he is willing to sell. A potential buyer is apt to make one or more offers which are rejected before making a successful offer. If you are a buyer, how do you increase the chances that your offer will be the acceptable one?

One of the things that unsuccessful sellers like to do, after their listing agreement has expired, is switch brokerages. It seems like a rational action. After all if you request a service that is not met, in most other instances in life, you will go elsewhere in an attempt to meet your needs. I think working for Re/Max, I get more than my share of the second try home sellers. Re/Max's national sales campaign really gets the name out there, and often after a local agency has failed to sell the home, the sellers say to themselves, 'Lets go with a big name, and see what happens.'

Talk to a person selling their home and they will tell you how much they hate wasting time on lookie-loos. Alas, there are plenty of sellers who are just as bad.

One of the biggest hurdles to getting into your first home is the down payment. Down payment gifts represent one way of dealing with this issue.

Currently the housing situation in many areas of the country is such that sellers aren't just finding one buyer for their home; multiple buyers are making offers on a variety of homes. This is great news for sellers, but can make things frustrating for many home buyers who are working with outdated information about bidding on homes.

Providing this service adds to your home's overall appeal to home shoppers. A home warranty gives your home buyers the peace of mind they seek. But what exactly is a seller's warranty, and how can it help?

Ok, let's get down to the nitty-gritty on making an offer on a home. This process can be quite different depending on how the local market looks at the time of the offer. In a seller's market there may be competition for any given home and competing offers can drive the price of a home up quickly.

For much of this decade, sellers have sat in the cat seat when it comes to the real estate market. As we head into 2007, what can sellers expect?
