You don't want your home to be radically different in size, style, or features from other homes in your neighborhood. You want your home to fit the neighborhood, not stand out like a sore thumb. If your home, for whatever reason, is below the prevailing neighborhood norms, then bringing it up to par will yield you a good return. The reason, quite simply, is that a subpar house will bring a reduced value anytime you try to resell. Bring that house up to par and you automatically raise its value to neighborhood norms. On the other hand, going beyond the norms of the neighborhood is, again, overrenovating. You won't get your money back.

In a nutshell, these principles state that it is better to buy a lower priced home in a neighborhood of varying real estate prices. In a neighborhood where home prices vary, the lower priced homes will increase in value because of the higher priced homes.

A lot of home buyers forget that when they are looking for their new homes, they are also buying into the neighborhood. While a home might be perfect for you inside and out, how good is it really if the neighbors are all rowdy, or if there's a lot of crime happening around the location?

James Island, SC can be a tricky housing market to navigate if you're looking for good neighborhood amenities. We get a lot of questions about HOAs. HOA stands for Homeowners’ Association, and most neighborhoods in Charleston, SC have them. The HOA is a non-profit group that manages a community. Sometimes it is made up of residents from the neighborhood who work with a property manager (usually a professional, paid group who specializes in keeping up neighborhoods). Their work is paid for by all of the home owners in the neighborhood by HOA fees. These fees range in price from about $150 to $8,000 per year. HOA fees vary in price since they cover different things.
