When listing a new home for sale I am often asked by my sellers to have an open house for their home. Sellers are poorly educated on the open house process and what the real intention of am open house is. Open houses are designed as a tool for Realtors to show your house to potential buyers, sure but what they are really hoping for are that the buyers out there might choose them to be their list agent or buyer agent. Having an open house is not about selling the actual house you are sitting in, rather appeasing the sellers and trying to prospect for new clients. If the house you are open housing happens to sell, well that is just a positive side affect of the entire process.

There has been some conversation in real estate circles as to the validity and value of the open house. Many have said that the open house hold no value and many real estate agents don't engage in the open house much anymore.

If you have taken the time to read current articles on the state of real estate there is a growing division between those who feel that the open house has lost any effectiveness that it once had. This is simply not the case, the role of the open house may have changed somewhat since its heyday, but it is still a vital part of the home selling process.

Historically speaking one of the most visible aspects of selling a home is the open house. There has been a lot of talk lately in the real estate world about the validity of open houses as many who come to these events are not qualified buyers, rather they are just people who want to look around the home. But this has always been a reality of open houses and yet they continue to be held.

As soon as their home is listed, most home sellers ask their realtor almost right away, "When are you going to hold an open house?" We need to know just how much credibility there really is in open houses for the home seller, so I hope you find the following information helpful.

Not only is an open house designed to market the home in a way that differs from a simple listing, but it also opens the door for competitive offers as more than one buyer could potentially fall in love with a home on the same day.

There are a few ideas and suggestions that will make a property more enticing to buyers. The trick to finding someone to buy my house is to do everything in my power to make it the best on the block. It is customary for a new business to celebrate with an open house or a grand opening to entice people through the doors. It is a good idea and can be sort of like a party atmosphere which can be fun and exciting for people. What is nice though is that you don't have to be a new business to do something like this. It can be any business of any age and it will work to get people interested. It is a super good idea if you added some new products that you want people to know about.
